Step3.Site Visiting

(A) Site Visit

After reviewing the property information and having found one that you may consider buying, the next step is to visit and view the property in person.
Viewing the property is a most useful way to find the actual conditions of the property and neighboring environment that you do not find on listing information.

(B) Property Inspection

When viewing a property, compare closely what is shown and described in flyers and ads with what you actually see.
Carefully check for stains and other structural conditions that may pose problems such as exposure to the sun, the quality of ventilation and other details that are not clear from just the drawings, ads, floor plans, etc.
In addition, it is important that you view the property from the standpoint of each member of your family.

Check list to inspect the quality and conditions of the property and land

  • Condition of the property and the property site
  • Quality of materials used for the interior and exterior of the property and evidence of stains, cracks, etc.
  • Number of rooms and functional quality of the layout of each room
  • Configuration., orientation, exposure to sun light and wind air flow of each room
  • Garage - car and bicycle parking
  • Condition of climate-control and air-conditioning units
  • Necessity for remodeling or renovation
  • Capacity of storage space, etc.

(C) Area Observation

It is very important that you check out the surrounding environment. Make sure you determine the distance to the closest station from the property. Also, determine the desirability of public facilities such as schools, parks, hospitals and commercial districts. Pay attention to the traffic conditions of the area. In many areas, congestion and noise level of traffic show a different pattern on weekdays versus weekends.

Check list to observe quality and conditions of the local community

  • Transportation (proximity to train station, train time schedule (first and last train) and congestion.
  • Neighboring streets, traffic congestion, etc.
  • Educational facilities (school district, quality of schools, etc.)
