Step3.Contract with Broker

(A) Research, Analysis and Appraisal by a Professional

When you decide to sell your property, you will contract with a real estate broker (real estate brokerage company) by signing a "brokerage service agreement" for property selling services. There are three types of brokerage service agreements:
Privileged and Exclusive Service Agreement,Exclusive Brokerage Service Agreement and Non-Exclusive Brokerage Service Agreement.

  1. Privileged and Exclusive Brokerage Service Agreement
    This agreement allows you to contract with only one real estate broker/brokerage company. You are not allowed to contract with any other broker/company. In turn, the broker is obligated to provide the seller with a report of marketing activities at least once per week. The seller is not permitted to look for prospective buyers through his/her own sources.
  2. Exclusive Brokerage Service Agreement
    As in case 1) above, this agreement allows you to contract for brokerage service with one particular broker (company). The broker is obligated to provide a report of marketing activities at least once every two weeks. However, the seller is permitted to find prospective buyers through his/her own sources.
  3. Non-Exclusive Brokerage Service Agreement
    This agreement allows the seller to contract for brokerage service with multiple brokers (companies). The brokers are not obligated to provide the seller with any marketing activity reports. In addition, the seller is freely allowed to find prospective buyers through his/her own sources.
